How do I get to see homes and condos in the private communities?
In most communities, even to get in, you must have a Realtor accompany you. That is the reason we have security, for privacy. On Island, Off Island, In Plantation or Outside a Plantation, we can take you. When would you like to go? Would you like to see a home or condo? Rental Property or Primary residence? Which plantations include golf with membership and do they have additional fees?
Yes, there are several golf communities with memberships and fees, Long Cove, Wexford, Indigo Run - Golf Club, Colleton River, Belfair, Berkely Hall. There are fees and the sheet is included in your FREE BUYING KIT.
What are normal prices?
This of course, depends mostly on location and property. Lots can sell anywhere from $90,000 to over $2 Million for oceanfront. Condos on a golf course in a plantation will start around $150,000 to $350,000. Oceanfront can start in one bedrooms for $250,000; two bedrooms start around $450,000 and up. Homes in Plantations start in Sea Pines for low end, $300,000 to oceanfront for $4 Million. You can still buy quality homes in Plantation a for around $400-800,000. The oceanfront cost the most, then waterfront, then lagoon/golf, then golf, and then wooded views are normal prices from high to low in Real Estate.
What are normal closing costs when I buy?
Some mortgage companies will charge points or origination fees. They can range from zero to two points. You will also have to pay for attorneys fees, appraisals, home inspections and A/C inspections. I normally expect a buyer may have up to 2% in closing costs, depending on the property. Again, if you are buying an empty lot, you do not have all the inspection costs.
